  • All positive growth markets considered, with particular focus across the Southern US and Mountain West
  • Will consider primary and secondary markets
  • Individual properties between $5mm and $25mm, can be larger if a portfolio acquisition
  • Predominantly focused on value-add opportunities
  • At least 50% current occupancy or with prospective tenant
  • Minimum size of 20,000 SF
  • Product types:
    • MOBs (primary)
    • Surgery Centers
    • Rehab facilities
    • Wellness centers
    • Repurposed medical retail
  • “Story” component is important:
    • Capital investment needed for repositioning of well-located assets
    • Stabilized in path of growth (think coastal retirement areas and major city suburbs)
    • Relationship opportunity – buy this and you will get to acquire more, or develop new, etc.
    • Strategic advantage over broader market
    • High barrier to entry
    • Poor management
  • On-campus or near-campus a plus, but not required
  • Sell downs where physicians retain partial ownership via JV structure and use HHRE to unlock equity
