  • Individual properties between $5mm and $25mm, can be larger if a portfolio acquisition
  • Predominantly focused on value-add and opportunistic properties where capital and expertise are required
  • At least 50% current occupancy or with prospective tenant
  • Minimum size of 20,000 SF
  • Product types:
    • MOBs (primary)
    • Surgery Centers
    • Repurposed medical retail
  • “Story” component is important:
    • Capital investment needed for repositioning
    • Path of growth
    • Sale lease-back
    • Relationship opportunity
    • Strategic advantage over broader market
    • High barrier to entry
    • Poor management
  • Near campus a plus, but not required
