- Individual properties between $5mm and $25mm, can be larger if a portfolio acquisition
- Predominantly focused on value-add and opportunistic properties where capital and expertise are required
- At least 50% current occupancy or with prospective tenant
- Minimum size of 20,000 SF
- Product types:
- MOBs (primary)
- Surgery Centers
- Repurposed medical retail
- “Story” component is important:
- Capital investment needed for repositioning
- Path of growth
- Sale lease-back
- Relationship opportunity
- Strategic advantage over broader market
- High barrier to entry
- Poor management
- Near campus a plus, but not required
